CPN Unveils 21Bn Baht Central Phaholyothin Landmark Project

SET-listed real estate developer Central Pattana Plc (CPN) has announced the launch of “The Central Phaholyothin”, a new 21-billion-baht flagship megaproject that aims to redefine the northern Bangkok skyline.

Touted as “The Landmark of Northern Bangkok,” the project is strategically located between Vibhavadi Rangsit Road and Phahon Yothin Road, offering direct access from both routes. It will span 49 rai with a total gross floor area of 457,409 square metres.

A major highlight is a 6,700-square-metre world-class Convention Hall, designed to host international concerts and large-scale global events. Construction is scheduled for completion in the fourth quarter of 2026, according to CPN.

Chanavat Uahwatanasakul, president of retail and development at CPN, said the Ladprao–Phahon Yothin area has seen rapid urban growth, and this project will help unlock its full potential. He said the development is expected to transform the district into Bangkok’s next central business district.

He added that CPN is also considering expanding the project with additional components such as hotel and residential developments to strengthen its mixed-use ecosystem.

Growth and Connectivity

Nattakit Tangpoonsinthana, CPN’s chief marketing officer, pointed to the area’s strong connectivity and rising commercial value.

The nearby Phahon Yothin MRT Blue Line station handles about 15,600 passengers daily, while the Ha Yaek Lat Phrao and Phahon Yothin 24 BTS Green Line stations serve a combined 35,100 passengers per day, according to CPN data.

The location also provides a direct link to Don Mueang International Airport, which serves roughly 30 million passengers annually, attracting both local and international visitors to the area.

Mr. Nattakit added that the catchment area exceeds 2.5 million residents, with purchasing power 2.3 times higher than the Bangkok average. Retail performance in the zone also outpaces other city malls, with sales per GLA up 45% and visitor frequency 2.19 times higher than average.

Isareit Chirathivat, CPN’s head of leasing – fashion & luxury, said the project is surrounded by a vibrant mix of mid- to high-end residences, offices, hotels, and educational institutions.

Currently, there are 472 residential projects and 52 office buildings in the area, including 15 Grade A buildings, reinforcing its role as a future workplace hub.

The neighbourhood also features 51 schools, including six international schools and nine universities, along with 41 hotels, reflecting its strong potential as a premium lifestyle district.

Juthatham Chirathivat, head of business development at CPN, said the design concept aims to create a curated community for new-generation urbanites and multi-generation families.

The landscape, inspired by the notion of a “hug,” is designed to evoke warmth and a close connection to nature.

The architecture follows a “Collective Rhythms” concept, blending diverse design expressions to bring vibrancy and personality to each space, with smile-inspired elements subtly woven throughout.

Project highlights include the Central Stage, linking international dining upstairs with local street food below; the Market Hall, a dynamic space for pop-up food events; and the Fashion Playlist, a curated zone combining luxury brands with street-style sports fashion for a fresh, modern retail experience.
