ICONSIAM Ranked Top 3 Most Influential Global Retail Projects

Thailand’s landmark riverfront destination, ICONSIAM, has earned global acclaim after being named one of the “Top Three Most Influential Retail Property Projects of the Past 30 Years” at the MAPIC Awards 2025 in Cannes, France, a ceremony often dubbed the “Oscars of the retail industry.”

The recognition cements ICONSIAM’s standing as one of the world’s most visionary retail and lifestyle destinations, blending art, culture, innovation, and commerce under one roof.

It also highlights Siam Piwat Group’s pioneering influence in redefining the future of retail and urban development, showcasing how Thai creativity, collaboration, and ambition can compete on a global scale.

Opened in 2018 after more than a decade of design and planning, the 60-billion-baht mixed-use development transformed the Chao Phraya Riverfront into an international destination.

Jointly developed by Siam Piwat Co., Ltd., Magnolia Quality Development Corporation (MQDC) and the Charoen Pokphand Group, the 55-rai complex spans over 750,000 square metres of retail, residential, and lifestyle space.

Executives from Siam Piwat Group, led by Chief Executive Chadatip Chutrakul, joined partners and project teams to celebrate the achievement, a proud moment for Thailand as ICONSIAM was recognised among the world’s most transformative retail projects.

Conceived as a tribute to Thai heritage and modern innovation, ICONSIAM tells a uniquely Thai story through its architecture, art, and cultural showcases, from local craftsmanship exhibitions to collaborations with international artists and designers.

“ICONSIAM was conceived as a national landmark, a showcase of Thailand’s capabilities and magnificence,” said Chadatip Chutrakul, CEO of Siam Piwat Group. “This recognition is a testament to the collective strength of Thais, who share our pride in bringing the beauty of Thainess to the world stage.”

Held annually in Cannes, the MAPIC Awards are among the world’s most respected honours for innovation in retail and real estate.

To celebrate its 30th anniversary this year, the event introduced special one-time categories, including the Most Influential Retail Property Projects of the Past 30 Years and the Pioneers of Places Awards for leaders who have redefined the industry.

ICONSIAM made history as the only Asian project shortlisted alongside Westfield London (UK) and Puerto Venecia (Spain). The finalists were selected based on architectural excellence, social and economic impact, and visionary ambition.

Following a global public vote, ICONSIAM secured a place in the top three, a result that reflected international admiration and strong online support from Thais proud to see their nation represented on a world stage.

Beyond its striking design, ICONSIAM has been widely credited with revitalising Bangkok’s Thon Buri riverside into a thriving cultural and economic hub. Since opening, it has spurred over 60 new developments within one kilometre, tripled riverfront land value, and created more than 400,000 jobs.

The project’s influence has inspired what is now known as the “ICONSIAM Model”, a framework for sustainable urban transformation that integrates infrastructure, culture, and community growth. It also provides commercial opportunities for more than 35,000 Thai entrepreneurs and SMEs, helping local brands expand onto the global stage.

“ICONSIAM is more than a business venture; it is a collective creation,” Ms. Chadatip said. “It embodies collaboration among government, private sector, and communities, ensuring prosperity and sustainability for everyone involved.”

Ms. Chadatip was also honoured with the Pioneers of Places Award, recognising five global leaders who have reshaped the retail landscape over the past three decades. She is the first Thai, and first Asian, recipient of the distinction, joining honourees from France, Germany, and the UK.

The dual recognition reinforces Siam Piwat’s unwavering pursuit of excellence. From Siam Paragon, known as “The Pride of Bangkok,” to ICONSIAM’s global success, the group continues to set benchmarks in design, innovation, and customer experience, positioning Bangkok among the world’s top retail destinations.

ICONSIAM continues to attract international confidence from the world’s leading luxury and lifestyle brands.

Between late 2025 and early 2026, more than 50 global and Thai labels, including Hermès, Prada, Tiffany & Co., Fendi, Moncler, and Brunello Cucinelli, will open flagship stores or launch new concepts at the complex, representing over 1.5 billion baht in investment.

The continued expansion reaffirms ICONSIAM’s role as a beacon of global commerce and creativity, strengthening Thailand’s position as a hub for culture, innovation, and sustainable growth.

Since its debut, ICONSIAM has received 53 international and domestic awards, including “Best Shopping Centre in the World” at the 2019 MAPIC Awards and the “VIVA Best-of-the-Best Award” from the International Council of Shopping Centers in 2020.

“This award is not just for Siam Piwat; it belongs to Thailand,” Ms. Chadatip said. “It symbolises our collective pride and creativity, proving again that Thai excellence can shine on the global stage.”
